I’m dedicated to consumer education in this area because of my past personal experiences. I’ve bought four homes in the Willamette Valley and my last purchase was a near disaster because the agent I used to buy the home was also listing the home. My interests were not 100% represented. (Read my story.)This is called “limited agency” or “dual agency” and it does not FULLY protect a buyer’s interests.
Here’s what the National Association of Realtors® had to say on the subject:
“Dual agency (when an agency represents both home buyers and sellers) creates relationships with clients and customers that aren't clear-cut. In a dual agency relationship, (a realtor's) fiduciary duties to (their) client's interests are much more limited. When I learned what dual agency really meant and when I learned about Exclusive Buyer Agents (EBA), I vowed I’d NEVER again buy real estate without full and complete representation. When I finally experienced the EBA level of service personally, as a client, I decided to become an EBA myself. I now work for Oregon Exclusive Buyers Realty, LLC, helping protect and advocate for buyers. Since that time, I have heard many stories about how settling for less than 100% Exclusive representation, let buyers down and created emotional and financial hardship.
